Commercial Loan Requirements
Requirements vary by lender and product, but most commercial loans share a common documentation and credit framework.
Borrower and sponsor requirements
Expect identity verification, credit review, liquidity confirmation, and a track record appropriate to the asset. First-time sponsors can still close, often with lower leverage or stronger guarantor support.
Property and collateral requirements
Lenders order appraisals, environmental reports, and sometimes property condition assessments. Insurance must meet lender standards before funding.
- Clear title and acceptable survey
- Evidence of zoning compliance
- Hazard, liability, and flood insurance as applicable
- Established operating history or credible pro forma
Financial metrics
