How DSCR Loans Work for Multifamily Investors
Debt service coverage ratio loans underwrite the property first. Learn how DSCR thresholds, reserves, and rate structures affect apartment deals for US investors.
DSCR loans evaluate whether a property’s net operating income can comfortably cover debt payments. For multifamily investors who hold assets in LLCs or who have complex personal income, this structure can streamline underwriting.
Typical DSCR thresholds
Many programs look for a minimum DSCR of 1.20x to 1.25x at the underwritten interest rate. Stronger coverage can support higher leverage or more competitive pricing.
What lenders review
Rent rolls, trailing-twelve-month operating statements, tax returns for the entity, and a third-party appraisal are common requirements. Personal income may still be collected for Know Your Customer purposes even when it is not the primary underwriting driver.
When DSCR fits
DSCR products often suit stabilized or lightly transitional multifamily assets where cash flow is measurable and vacancy is controlled. Value-add projects may still need bridge capital until operations stabilize.
