Lenders move faster when sponsors deliver organized, consistent information. A strong package typically includes an executive summary, sources and uses, operating history, rent roll, borrower experience résumé, and a clear request for financing terms.

Financial statements

Provide trailing-twelve-month P&L, year-to-date interim statements, and at least two years of historical results when available. Explain one-time expenses so underwriters can normalize NOI.

Borrower narrative

Highlight prior CRE transactions, property management capability, and liquidity available for reserves or cost overruns. Experience often influences leverage and pricing as much as the asset itself.
